With the abundance of foreclosures in some areas in Colorado, buying a foreclosure is
something that is worth considering. Here are a few things to consider before you make
that decision.
Are foreclosed houses in really bad shape? Some are. Most are in decent shape, and
need some work before they are ready to move-in. And a few are in very good shape and
don’t need any work done. It’s up to you to decide how much of a fixer you are willing to buy
to get a good deal.
Are there foreclosures in all price ranges? Yes, but they are more common towards the
low end of the spectrum. As an example, there are plenty of foreclosures in parts of Denver
and Aurora, but there are fewer foreclosures in Highlands Ranch and Lone Tree.
Will I have to evict the owners? No. Foreclosed homes are vacant. The old owners have
already moved out.
Can these houses have hidden problems? Yes, same as any house on the market.
Your best protection is to have the house inspected by a professional home inspector.
When you decide to make an offer for any foreclosed property, make your offer subject to
the inspection; this will allow you to walk out of the deal if it is necessary.
How much cheaper are foreclosed homes as compared to regular houses? You can
find some very good deals when you look at foreclosures, but this is not necessarily the
case. Remember that knowledge is power, and your Realtor® can be your best partner by
providing all the relevant information to determine whether a foreclosed home is a bargain
or not.
